Meni je jasno da Euribor štuca i zato sam objavio grafikon gde sam jasno ukazao gde tačno štuca, a to je grafikon koji do sada niko nije objavio na forumu i mislim da će ljudima biti od koristi pošto je prvi znak štucanja veoma bitan za buduće za kreditne kupce. Očekujem još nekoliko ovih padova i zastoja(Štucanja®) dok se grafikon ne stabilizuje i ne dobijemo konačnu vrednost Eurobora, Ekonomska nauka jasno ukazuje na to da je prvo štucanje inicijalni znak da će biti još nekoliko narednih štucanja dok se vrednost ne stabilizuje na nekih 5%. Svakako neko ko koristi termin štucanje kako bi opisao kretanje Euribora jasno pokazuje dubinu svog znanja tako da je u potpunosti jasno da imam duboke uvide i da mi je apsolutno jasno kako se to radi, a i učio sam od najboljih koji su, da kažemo istorijski, prvi upotrebili taj termin kako bi dokazali svoje elementarno znanje koje bi svi trebalo da imaju.
 
Kanrevo brdo, starogradnja ali full renovirana pre nekoliko godina (i super je sredjen, namestaj sam placao debelo). Kvadratura, korisna je oko 70ak kvadrata. Po merenjima ide i do 80kvm, u skicama projekta je oko 60, na koliko je uknjizeno :ROFLMAO:

Ljudi su dobri prijatelji mog prijatelja - sami su ponudili 600eur, jer sam ja rekao da ide na rentu, jer se selimo iznenadno (tj kao sto rekoh mnogo toga se izdesavalo u zadnjih 3 meseca kod mene). Ako se i kada vratimo, isti ide na dobos - u tom kraju ne planiram vise da zivim (mnogo se promenilo zadnjih 10ak godina)
Samo napred momak, optimizam, rad, nemrzeljivost i ambicija….lepo je pročitati sa koliko entuzijazma i iskrenosti guras u životu! 🍀🍾

Dahlan has another advantage in that region, as he obtained citizenship of Montenegro, although it is very closed and does not allow dual citizenship.

Officials from Montenegro did not comment on the reasons for giving Dahlan the passport, but analysts confirm that he and Serbia are using it in money laundering operations and facilitating the deals of some Emirati companies in the Balkans.


In his interview with Al-Estiklal, he said: “Serbia is one of the most corrupt countries in Eastern Europe, with no standards of oversight and transparency. Everything in this country can be bought with money, from the head of the government to the simple employee, and this is exactly what the UAE wants.”


“Serbia is also a popular market for arms trade and money laundering operations, and this makes it one of the most prominent points of the mafia in the world. It was a refuge for a number of Russian oligarchs as well, just as the UAE,” he explained.


He concluded: “Everything we see and monitor between the UAE and Serbia is only a drop in the ocean, and there are many suspicious secret deals that have not been announced yet.”

Mislim da je dovoljno videti koliko kostaju novogradnje, i da su cene samo za par stotina evra otisle ka gore. Ja jos ni za jedan kompleks nisam cuo da je spustio cenu. Sajt vam za to ne treba.
Kako niko nije spustio cenu? Ja sam vidjao vise oglasa gde su investitori spustali cene, mislim da su deljene i ovde u grupi.
Pa kakvu bi onda stagnaciju videli ako se produzi period na 5 godina (sto i ja smatram da bi bilo korisno)?
Sta si ovim hteo da kazes?
Ako smatras da su podaci manjkavi jer se neki stanovi u bgh2o racunaju kao starogradnja, to produzenje perioda ne bi ispravilo.
Pa kad bi ovog trenutka povecao period na 5 godina stagnacija se jos uvek ne bi videla jer je prosle godine bio veliki rast zbog Rusa, ali bi se videla u narednom periodu.

@BataDz Sa srecom preseljenje. :) Inace, cisto informativno, jer mozda nisam ispratio. Selis se u SAD tako sto te firma prebacuje tamo ili si mozda dobio na greed card lutriji? Ako te firma prebacuje tamo, cime se bavis? Naukom na nekom fakultetu/institutu, IT ili nesto trece?

@periicam89 u IT-u sam. Napustam trenutnu firmu, koja inace nije moja, vec je vodim ovde (preuzima drugi do kraja maja).
Prelazim u firmu koja je bila jedan od najvecih klijenata. Bave se satelitskim komunikacijama, ali skroz nebitno. Jednostavno research, po njihovoj politici, nije moguce raditi van njihovih prostorija i jedini nacin da se prebacim na to jeste da predjem kod njih. Poklopilo se mnogo stvari i hajde da probamo ponovo...
Ranije sam vec imao dozvolu, green card, sada smo uz pomoc firme to uspeli relativno okej da zavrsimo (i tu su nam se stvari poklopile skroz)

@vradovic pa ja se 'vracam' tamo :) bilo jednom u mladosti - sada nam malo teze pada preseljenje, jer sam ranije bio sam i mogo sam i na juzni pol da se preselim bez ikakvog cimanja :) Ali kad se sve poklopi, nekako sve i klizi

Pokusacu da ostanem na forumu, ali ne obecavam - sada je vec zahuktavanje i nemam vremena da mnogo zvrjim okolo :D
 
Euribor skocio danas opet. @vradovic sad je ipak bolje skociti s Brankovog mosta bez padobrana nego uzeti kredit iz banke radi kupovine stana u Beogradu, zar ne? Cekamo magicnu 2024/2025 godinu, tad cemo biti finansijski najsposobniji :)
Ako imas racunicu, zbog cega je danas gore uzeti kredit nego do skoro?
Danas barem znas da je realno ocekivati jos neki skok kamate i planiras tako.

U vecem je problemu onaj sto je uzeo kad je kamata bila 2.5 i racunao da ce mu tako biti svih 15-30 godina.

Људи потпуно занемарују да их заправо стамбени квадрат не кошта 2000-3000 евра него 3500-7000 евра у зависности од каматне стопе током тих ропских 30 година. Поготово у Србији где су и у доба "јефитиних кредита" исти били међу најскупљима у свету.

Pitanja su kada je taj deo tvoj, da li će biti tvoj, a teško da može biti tvoj samo deo, već samo stan ceo, a odgovor na to pitanja ta ima samo tvoje buduće JA.

Ako vec "bacam" novac, meni je svejedno da li cu ga dati banci u smislu kamate ili nekom gazdi u smislu kirije. Zasto pravis razliku izmedju ta dva kad je u oba slucaja novac otisao nekom drugom a ne direktno u cistu cenu stana?
 
Kada postanes nelikvidan,gazda te izbaci napolje,nogom u zadnjicu.
Kada si pod kreditom,i postaneš nelikvidan,imaš mogućnost da prodas taj stan,banci daš njen deo,a tebi će ostati bar nešto,jer je rata sadržala ,kamatu banke,i deo za stan.
Da si i jednu,jedinu ratu kredita otplatio,ostace ti bar taj jedan deo od stana.
