Pa zavisi koliko mi je hitno. Priznajem da bih kao i svaki normalni prodavac hteo da uzmem sto vise. Postavio bih neku vecu cenu i cekao ponude. Ako nema ponuda, spustao bih polako cenu dok ne dodjem do cene po kojoj mogu da ga prodam. Ne bih sigurno prodao prvom kupcu koji se pojavio i ponudio neku malu cenu. Ali ako bih spustio sa 100k na 90k, pa na 80k i tako dalje do 50k i nema nijednog kupca, verovatno bih pristao na tih 50k. Teska srca, ali ako mi zaista ne treba, prodao bih ga. Mada bih pre, ako vec moram da ga prodam po nekoj jako niskoj ceni, pre bih ga prodao nekog kog znam i uninio mu uslugu, nego nekom random liku. Ne znam, nisam u toj situaciji, ali ako mi nije bas hitno, pre bih pre spustio cenu za max 30% i cekao dok se ne pojavi kupac. Zavisi koliko mi je hitno. Ukratko, bio bih spreman da spustim, ali ne i da poklonim, sem ako mi nije bas bas hitno. Pa mi smo porodicno prodavali neke njive po jako niskim cenama jer nam nisu bile potrebne, a znacio nam je svaki dinar da kupimo stan. Ako bih prodajom tog stana po nekoj niskoj ceni odmah dobio novac za ucesce za stan u inostranstvu, onda bih to mozda i uradio. Prodas jeftinije, ali sa druge strane brze kupis stan u inostranstvu. Kao sto rekoh, sve zavisi od okolnosti.Imam jedno pitanje za sve ucesnike ove diskusije, ali da odgovorite realno i iskreno:
Zamislite nekako dobijete stan za dzabe. Naslednstvo, poklon, stagod - pretpostavke radi, nebitan detalj. Mozda ne morate ni da ga dobijete, vec ste ga kupili nekad u proslosti po daleko povoljnijim cenama.
Dodje vreme da taj stan prodajete, jer recimo idete u inostranstvo, ne zelite da se bakcete izdavanjem, ne treba vam stan...
Kako biste formirali cenu? Otisli biste na oglase i pogledali cene u ostalih stanova u kraju, i na osnovu toga odredili prodajnu cenu. Mislim da je ovo logican sled dogadjaja? Neka ta cena bude 2k za starogradnju. Oglasite stan po toj ceni i prodajete. Ocekujete da cete uzeti 100k (jer taj nas zamisljeni stan ima 50m2).
Dodje kupac, i isprica vam ove price koje vi sada pricate - infrastruktura ne valja, kvalitet vazduha los, los standard zivljenja, nema parkinga, stara gradnja, euribor skace. Sve u svemu, umesto 2k ponudi vam 1k po m2. Umesto 100k, odjednom je 50k na stolu.
Da li prihvatate ponudu?
Ali ako si hteo da ciljas na to kako je normalno da svako zeli da proda po sto vecoj ceni, da to si u pravu, samo sto mnogima izgleda nije cilj da prodaju, nego da "upecaju soma", tj. ne zuri im se, pa postave neku ludacku cenu i cekaju da se neko upeca. Ko stvarno zeli da proda, on bi bio spreman da spusti cenu, i to ne za 1% ili 2%, nego barem za 10%, 20%, 30%, Takodje imam osecaj da mnogi koji recimo imaju vise stanova uzmu onaj najgori i pokusaju da ga se otarase putem prodaje, ali po nekoj ludackoj ceni. Bukvalno, mnogi koriste ovo ludilo da se oslobode krseva od stanova za koje nabijaju cene kao da je lux novogradnja. Naravno, sve to uz podrsku agencija za nekretnine koje ga ubedjuju da njegov stan vredi cak i mnogo vise, i kako bi izvukle sto vecu proviziju, kako od prodavca, tako i od kupca iako ne zastupaju njegov interes.
Ne, samo znaci da su daleko od realne. Evo, sad sam uporedio za neke gradove odnos prosecnih plata i cena nekretnina, i dosao do zakljucka da je taj odnos jos gori nego sto pokazuje numbeo index (https://www.numbeo.com/property-investment/rankings_current.jsp). Beograd je bukvalno rame uz rame sa najskupljim gradovima u Evropi poput Pariza i Moskve koji su metropole i barem 5 puta veci i sa Lisabonom koji nije toliko veliki, ali je glavni grad jedne drzave i nalazi se na moru. Svi ostali gradovi imaju daleko povoljniji odnos prosecne plate i cene nekretnina. Cak je u Minhenu lakse kupiti stan nego u Beogradu sa prosecnom platom. U Becu je skoro duplo lakse. Uzmite bilo koji grad u Evropi i uporedite. Jedino su daleko nepovoljniji neki gradovi van Evrope tipa Sangaj i sl. U Sangaju je recimo 2 puta teze kupiti stan sa prosecnom platom u odnosu na Beograd. Ali kad su evropski gradovi u pitanju, u samom smo vrhu. Sto bi neki rekli, oborili smo sve rekorde.Sto znači da su realne cene u Beogradu, Nišu i NS max 700e prosek?
